Acoustical Ceiling Tile Replacement: Individual acoustical ceiling tiles may warrant replacement for one of several reasons:
a. Water damaged tile - EPA Indoor Air Facts No. 4, Sick Buildings, and reads..."biological contamination may breed in...Where water has collected on ceiling tiles..." Both for environmental and aesthetic considerations, water damaged tiles should be removed and replaced.
b. Excessively carbon-stained tile - Poorly maintained acoustical tile adjacent to and surrounding HVAC diffusers eventually reaches a "non-cleanable" state. Such tiles are "counted" during the pre-inspection and estimating stages and included in a requisite replacement tile total.
c. Significantly mix-matched (previous) replacement tiles - Depending on number, these tiles may be either replaced or moved (if in larger amounts). When in large quantities, these types of tiles will be removed, replaced with another existing tile, and re-installed in another area of the facility...perhaps as a border surrounding the perimeter of a shopping area - perhaps in an administrative or storage area - possibly in a restroom or hallway. The point of removal and relocation of large numbers of mismatched tiles is to avoid a "patchwork" effect that is not uncommon to (especially) the older facility.
Grid/Hardware Cleaning and Tile Replacement: This relatively rare option is applicable only in those instances wherein the ceiling is non-restorable and not painted.
Acoustical ceiling tiles are removed from the grid system. Grid system, diffusers, speaker grills, sprinkler heads and any other "hardware" are cleaned. Replacement ceiling tiles installed in original grid system.
Restorable: As a general rule, nearly all ceilings are restorable. Rare exceptions would include:
a. Previously painted ceilings wherein the paint condition on the ceiling grid surfaces is peeling.
b. Grossly water-damaged ceilings where a majority of the ceiling surface requires replacement.
c. In some cases, previously "cleaned" ceilings wherein the vendor has, through ineptitude, "embedded" carbons and other pollutants in the ceiling tiles.
